Booking Modifications, Cancellations or Extensions


If your booking is within a free cancellation period:

You are permitted to make any changes to the booking including date changes / reduction in nights.

If your booking is not in a free cancellation period:

No changes to the booking are permitted except:

  • changes to guest numbers (up to 48 hours prior)
  • if you wish to add additional nights to the booking
  • if changes to dates are earlier than the current check-in

If you require date changes that are later than the original booked dates you must cancel the original booking and re-book.

Please note:

If you are not within a free cancellation period there is no reduction in price if the dates or number of nights are decreased - for example, you wish to decrease nights from 3 to 2, price for 3 nights would still apply.

Adding Extra Guests

The price of your booking is calculated based on the number of guests, therefore if you increase / decrease the number of guests, the price will change. This is because the costs of supplying and laundering linen change depending upon the number of guests.

For most properties adding guests will increase the price by $20per person + booking fees. Depending upon the location, some properties will be $30per person + booking fees.


If you wish to extend your booking please give us as much notice as possible. If you wish to extend your booking during your stay please contact us directly as most of the booking websites cannot change your booking once you have checked in. When you extend your booking with us you will only pay the nightly tariff plus 5.5% booking fee and 1.6% card fee which is much cheaper than booking through a third party website such as Airbnb.


If booked via a third party booking website such as Stayz, Airbnb or the cancellation policy of the third party website will apply without exception. 

Please contact the website you booked with to cancel - we cannot assist with cancelling your booking through external websites.

If booked via the Professional Holiday Homes website the following will apply:

  • Cancellation greater than 30 days from check-in date: Full refund.
  • Cancellation 15-30 days from check in date. Loss of 50% deposit.
  • Cancellation 0-14 days from check in date. No refund.

No fees will be refunded in the event of cancellation after check-in.

If you have booked via Stayz / Vrbo / Expedia or their partners or and their partners, we will refund to your original payment method minus any relevant cancellation fees and credit card fees.

Airbnb will refund you directly.
